Known affectionately as “Green Gable Farm,” this beautifully renovated classic Vermont farmhouse sits on 5 picturesque acres in Woodstock, with a babbling year-round brook, just minutes from the hamlet of South Woodstock, the Woodstock Inn Fitness Center, golf course, cross-country ski trails, mountain biking trails, and the Woodstock Village Green.

The current owners undertook a complete renovation, thoughtfully preserving the historic charm of the 1884 farmhouse, including original barnboard floors and exposed beams, while modernizing every major system and living space. Updated mechanicals, new bathrooms, and a fully redesigned kitchen complement the home’s authentic character.

The reimagined and architecturally designed floor plan creates a wonderfully open and inviting first floor. At its heart is a gourmet eat-in kitchen, with Viking appliances, farmsink, custom appliance “garages” and more. Complemented by a highly functional mudroom entry with marble tile floors, a new laundry room, a full bath, and a first-floor bedroom. The custom kitchen flows seamlessly into a cozy sitting area with fireplace and opens to two additional flexible rooms ideal for gathering spaces, reading rooms, or formal dining.

Upstairs are two spacious bedrooms, each with its own ensuite bath. The primary suite features a generous dressing and closet area along with a beautifully appointed bathroom complete with smart toilet, double sinks, a glass-enclosed shower, and a freestanding soaking tub. Windows frame tranquil views of stone walls, open fields, and berry patches, creating a serene setting for walking, gardening, and outdoor recreation.

The large new back deck is accessed directly from sliding doors by the kitchen, and includes a 12 foot long, 6 foot wide heated swim spa in the deck. Swim year-round against the jets, or brush off the snow, dash out and have an outdoor hot-tub party in mid-winter! Behind the house stands a charming historic shed-barn, perfect for use as a workshop, studio, or summer recreation space—with potential for further renovation. Above the attached two-car garage is additional unfinished space that could be expanded for future living or guest quarters. (The home previously had 5 bedrooms and remains listed as such on the town lister’s card.) Additional improvements include all new double-pane windows, upgraded insulation, and a whole-house central HVAC system providing both heating and cooling. High-speed fiber optic internet ensures modern connectivity in this idyllic country setting. Much of the furniture and furnishings can be available additionally, making this the ideal turn-key property.

Green Gable Farm offers the rare combination of historic Vermont charm, modern comfort, and an exceptional Woodstock location.

Woodstock

Woodstock, Vermont is the quintessential New England historic town. It sits in a valley surrounded by low-lying hills that nestle rather than overwhelm, and is a community snuggled around the Ottauquechee River. Woodstock is home to many excellent shops and restaurants, the Woodstock Inn & Resort, a great middle and high school, and it never fails to serve as an incredible place to go for a walk or meet someone for coffee.

Those who choose to reside near Woodstock continue to be some of the most educated in the world, some of the most accomplished “captains of industry” in the country.  You’ll find filmmakers, war correspondents, writers, artists, military experts, doctors, high-tech entrepreneurs, rock stars, equestrians and happy soccer moms and dads all grabbing a coffee in town. Woodstock also attracts its fair share of Dutch, English and French, many of whom are reminded of home by the gentle hills, winding dirt roads, cows, sheep and horses in pastures next to beautiful weathered barns. Even if it’s not the old country, it has the feel of a place with deep roots.

Norwich, VT

  • Hanover is home to Dartmouth Health, boutique shopping outlets, fabulous food, and more. One of its main attractions is Dartmouth College (one of the Ivy Leagues and the ninth oldest college in the nation), and in part due to its youthful atmosphere, the town enjoys a lively, 'New England cosmopolitan' business district. Hanover offers an incredible mix of activities from access to the White and Green Mountains to its arts and culture community not to mention the obvious intellectual benefits found in a college town.

  • Quechee is the site of Quechee Gorge on the Ottauquechee River and is also the home to the Quechee Lakes planned community initiated in the late 1960s, which brought to the community the small Quechee Lakes Ski Area in the 1970s.  The ski area has 13 trails and 3 lifts. Perched atop the falls of the Ottauquechee River, overlooking a covered bridge, Simon Pearce offers glassblowing demonstrations, a renowned restaurant, and new bar.

  • Norwich was recently voted as the #1 Best Place to Live in Vermont by Niche.com. The quaint and picturesque town has a population of approximately 3,400 people. Its close proximity to Hanover and its many historic buildings and attractions such as The Norwich Inn, Dan & Whit’s General Store, Norwich Bookstore, and King Arthur Flour make it one of the most desirable places to live in the Upper Valley. As one New York Times article described, “With a main street lined with white clapboard colonial buildings and a landmark steepled church, Norwich could be a set designer’s renderings of a tiny New England village.”
